Central Park business Center

Project partners, Confluent Development and Invesco constructed Central Park Business Center, a 243,950-square-foot infill industrial campus at the intersection of Interstate 70 and Central Park Boulevard. The project includes two Class A buildings, divisible down to approximately 20,000 square feet, with direct interstate visibility.

The development is situated at the southeast corner in Denver’s Central Park neighborhood, with immediate access and visibility to 200,000+ cars per day on I70. It is approximately one mile from the Central Park light rail station with numerous retail amenities nearby, all within walking distance.

Located at 9575 East 40th Avenue in Denver, the park broke ground in March 2021 and completed in February of 2022. The two buildings offer a front-park, rear-load design with 60-foot speed bays, dock and drive-in loading and 284 combined parking spaces.

Confluent Development, a Denver-based real estate investment and development firm, serves as the project developer and co-owner alongside Invesco.
